This majestic villa is located in Pogonia, western Greece. It was literally built into the rocks of a hill-top, which explains why the views of the bay and mountainous surroundings are breathtaking and visible from every room in the home. The surroundings are absolutely peaceful, and the home provides an abundance of space and comfort.
This three storey-villa contains a total of three guestrooms with small kitchen area, one master-bedroom, open plan living room and kitchen, a terrace stretching the full length of the home, and an indoor elevator and garage.
It has the following layout; entrance to the property is provided by a staircase leading up from street level, as well as an indoor elevator to take you from the garage to every floor of the villa. There is also a carport at the entrance of the villa. The ground floor contains the garage which provides room for two cars, a gym corner, separate storage space and access to the indoor elevator. The first floor contains 3 guestrooms; one with full en-suite bathroom and the other two sharing a bathroom and toilet. This floor also has a small kitchen area with refrigerator. All rooms have access to a shared balcony that also provides entrance to the rooms and amazing views and sunrises. The second floor is the main house, consisting of the main entrance, a spacious living room with sliding doors, open plan kitchen with large refrigerator, lots of cupboard space and even a wine cooler. On this floor you will also find the master-bedroom with en-suite bathroom, private terrace and guest toilet. It also contains the wooden deck and large infinity pool with in-pool table and stools to enjoy a cool drink, a breeze and the amazing sites… An original olive tree has been preserved on its terrace, fully integrating the home into its surroundings.
This elegant and characteristic villa was designed and constructed in 2018, by its current owner. A lot of care and eye for details have been given; from the large wooden pergola, to the stone walls and the herb garden on the private terrace of its master-bedroom. It has a stunning total of 281 sqm living space and stands on a plot of 453 sqm. High quality materials and finishings have been used and the villa is stylishly furnished and decorated.
Rooms are equipped with spotlights, TV-screens and ceiling-fans. AC units, electrical heating panels, and underfloor heating is installed. The rooms have stylish built-in closets and curtains. There is a security door and alarm system; everything is thought of, though this is a very safe area and Greece in general has some of the lowest crime rates of Europe. The garden is planted and located all around the house, and because surrounding properties have green roofs, the view is very natural and serene.
Views from the entire home are spectacular, yet you are at walking distance from the village and the sea.
Below you will have the possibility to make a full virtual tour of this gorgeous villa!
Pogonia, a picturesque village located on the west coast of mainland Greece, is situated in a breathtaking backdrop of beautiful and serene views of the crystal clear waters of the Ionian sea. Olive trees, vineyards and pine trees extend down to sandy beaches. Local tavernas, cafes and a bakery are within walking distance.
The villa offers an excellent base to be able to explore the neighbouring islands of Lefkada (which has some of the top 10 beaches in Europe), Meganissi, Kalamos, Kastos, Atokos and the famous Scorpios island that used to belong to the Onassis family.
About 4 km away from the villa is the small but busy town of Paleros which is a lively alternative to Pogonia. There are tavernas, shops and the famous Paleros Yacht club that provides all day entertainment and offers sun loungers and umbrellas to relax whilst enjoying a drink or dine delicious dishes by the sea.
The nearest airport is the airport of Preveza, which is less than 30 minutes away from the villa, where frequent flights arrive every day. From Athens airport, Pogonia can be reached within 3.5 hours by the new motorway and from Thessaloniki it is a 4.5-hour drive, also through a good highway. The area can also be reached by car: ferries from Italy (Venice, Ancona, Bari, Brindisi) arrive in Igoumenitsa and in Patras at 1.5 hours and 2 hours from Pogonia, respectively.
Handover of the villa will be in consultation with the current owner.
The price for this villa is € 695.000,- and includes the furniture and decorations.
